What the walkthrough covers

We walk every room with you. Every faucet runs, every door and window opens and locks, every switch and outlet gets tested, every finish gets looked at up close. Anything that isn't right goes on a written punch list — and the list gets worked down to zero before the project is done.

Final county inspections and sign-offs

Before or alongside your walkthrough, the county's final inspections confirm the work meets code. Final inspection fees fall in the $94–$328 range per the county's published schedule. We don't ask for final payment while county sign-offs are still open.

A note on prices: material costs move up and down, and no two lots need the same work. Treat any numbers on this page as starting points, not quotes. Your written estimate after our free lot walk is the real number for your project.

What you receive

Payment

You approve the payment schedule in writing before construction starts — tied to real milestones, not to calendar dates. The last payment comes after the punch list is done and you've walked the finished home. No surprises, no "we need the final check to finish the last 5%."

Warranty

Warranty terms go in writing in your contract — not as a sales promise, but as a signed obligation. Read them before you sign, ask about anything unclear, and keep the copy with your permit records.

What happens at the walkthrough?

We walk every room together: faucets run, doors and windows open and lock, switches and outlets tested, finishes inspected up close. Anything imperfect goes on a written punch list that gets worked to zero.

What if something isn't right?

It goes on the punch list and gets fixed — that's the whole mechanism. The project isn't done, and the final payment isn't due, until the list is empty and you've walked the finished home.

After the punch list is done and you've walked the finished home. You approve the full payment schedule in writing before construction starts, tied to real milestones.

What paperwork do I get?

Your permit and inspection records, finish information for everything installed, and one name and number to call if anything breaks later. Keep them with your house records.

Who do I call if something breaks later?

The name and number on your handover sheet — one person, not a phone tree. Warranty terms are in your written contract, signed before construction, so everyone knows what's covered.
